Do I still pay my rent when I do not receive a statement?
Yes. The statement is only a courtesy notification. Rent is due on the first of each month and late per the terms of your lease.
Am I required to provide liability insurance?
Yes. Unless otherwise noted, you must provide the Landlord/Lessor a Certificate of Insurance per the terms of your lease proving that insurance coverage by you is in effect.
What about parking?
Parking unless designated is common to all tenants. Park in those parking stalls designated for parking.
What about repairs inside my space or unit?
Unless otherwise noted, repairs and maintenance like the plumbing, air-conditioning, heating, electrical, lighting, for example are your responsibility.
Can I pay my rent in cash?
No. Only checks, cashier’s checks, or money orders are accepted.
Is storage of my personal vehicles (boats, trailers, trucks) allowed on the property?
No. Unless agreed to prior by the property manager.
What about the trash, electrical, and water service?
The ownership normally makes arrangements for trash up, common area electrical, and water unless individually metered. In some cases, tenants are billed back for these utilities depending upon the individual property. In an office building, all services are included as Full Service Gross including janitorial.
What about my signage?
All signage must be approved in advance. The ownership will have guidelines along with any requirements of the city jurisdiction. This especially applies to retail centers. All signs must be approved by the ownership. In some cases there is a standard sign. All sign installations are normally paid for by the tenant.
What about my financial information?
Prior to executing any lease, a financial statement (personal and corporate, if applicable) and credit report are normally required.
What about notices like repair issues, moving, vacating, or terminating my lease?
They must be in writing as noted in your lease contract.
